SM Prime’s Signature Series recently relaunched the prime residential enclave Susana Heights Village, upgrading existing amenities and introducing new facilities designed to elevate the resident experience of its wealthy residents.
Moreover, Jose Juan Jugo, Executive Vice President and Head of Signature Series, says Susana Heights has seen strong interest since its relaunch last November 2025, driven largely by its rare offering of lot-only properties ranging from 500 to 900 square meters. Jugo also points out that Susana Heights gives potential investors an opportunity to design a home within an established, premium, low-density community in suburban Metro Manila.
Conceptual rendering of the new covered tennis courts, complete with its own lounge and changing rooms, are just some of the many enhancements being introduced to elevate the village’s amenity offerings.

In the near term, Jugo reveals the group will have an initial introduction of key lifestyle components, including an anchor supermarket, specialty restaurant, café, and a multi-purpose park. Jugo says these are early elements that will activate the estate and set the tone for the future retail environment. Notable improvements already ongoing are new guardhouses along the 5-kilometer Susana Avenue spine road and uplifted landscaping along the common spaces.
Jugo says the main clubhouse is going to be given a huge metamorphosis, with a new thoughtfully designed activity hubs like covered tennis courts, an indoor air-conditioned basketball court, a fitness gym, a social hall, and a chapel shall be developed over the coming months. Together, he adds these upgrades will elevate everyday living while preserving the character and legacy of the long-established community.

Directly linked to the South Luzon Expressway (SLEX) and the Muntinlupa-Cavite Expressway (MCX), the Susana Heights estate is strategically positioned to provide convenient access to key business and lifestyle districts within and south of Metro Manila.
As part of its ongoing development upgrades, enhancements to vehicular circulation are also being implemented at the estate’s main entry point, particularly at the interchange immediately after the SLEX Susana toll gate to help ensure a smoother and more seamless arrival experience for residents.
The foundations being strengthened within Susana Heights Village are a prelude to what Signature Series by SM Residences plans ahead for the Susana Heights estate. The SM Group maintains a considerable land bank within the estate which is being designed as a completely new, premium, low-density residential community. Master planned from the ground up, the upcoming community will feature larger residential lots ranging from 700 to 1,100 square meters at approximately 6.5 lots per hectare, complemented by a five-kilometer greenway loop and country-club-inspired amenities designed to elevate the estate’s lifestyle offering.
Meanwhile, Colliers Philippines research director Joey Roi Bondoc says Susana Heights Village could be the next “Ayala Alabang” the Signature series is going to be next “Ayala Alabang” given the size of cuts of the lots and its proximity to Southern Luzon. “Susana Heights will be an attractive investment option for investors because it has the potential to provide higher yields and is the gateway of Metro Manila to the Southern Luzon area,” says Bondoc.
Bondoc points out Susana Heights will be an attractive option for expatriates as a lot of them can possibly be assigned in the economic zones in the Laguna and Batangas.
“When Signature Series launches the new development in time, capital values of Susana Heights Village’s ready-to-build lots are expected to increase even further and faster. This is a very good time to invest in and be part of Susana Heights Village,”
