SM to start building Susana Heights retail hub next year

SM Prime is moving from sales pitch to construction mode in Susana Heights.

The Sy family-led property giant is targeting the start of construction of an 8,000-square-meter neighborhood retail hub in the first quarter of 2027, part of a broader makeover of the Muntinlupa estate under its premium residential brand Signature Series.

The retail strip is envisioned as the village’s new lifestyle center, with a supermarket, banks, a clinic, salons, dining options, a café and a multi-purpose park.

Before that, SM will begin rolling out upgrades inside the village itself starting in the third quarter of 2026.

In a statement, SM said the first phase will focus on revamping the main clubhouse and adding new amenities, including covered tennis courts, an indoor air-conditioned basketball court, a fitness gym, a social hall and a chapel.

The push comes as SM sees steady demand for bigger, lot-only properties, even as broader economic conditions remain uneven.

The relaunch of inventory lots in November 2025 drew strong interest from buyers looking for space and flexibility. Susana Heights offers lot cuts ranging from 500 to 900 square meters, giving homeowners room to build custom houses within an established community.

“We continue to see strong interest in premium, low-density developments despite broader macroeconomic headwinds,”

said Jose Juan Jugo, executive vice president and head of Signature Series.

“These enhancements, together with the estate’s strategic location, will make Susana Heights a more complete and compelling residential community for discerning buyers,”

he added.

Located in Muntinlupa, Susana Heights has direct access to the South Luzon Expressway and the Muntinlupa-Cavite Expressway, providing links to Metro Manila and growth areas in the south.

SM is also upgrading the estate’s main access point to help ease traffic and improve overall accessibility, as it positions Susana Heights as a long-term play in the premium suburban housing market.
