SM Prime commits ₱25 billion to first luxury community in Susana Heights

Sy-led property developer SM Prime Holdings Inc. has launched Signature Series by SM Residences, its new brand focusing on the premium and luxury market, which will be developing 400 hectares of prime land in Mega Manila and Cebu for high and ultra-high-networth individuals.

During the launch of the new unit, SM Prime Executive Vice President and Group Head of Signature Series Jose Juan Jugo announced that they will kick off with the development of their 284-hectare master-planned community in Susana Heights, adjacent to Ayala Alabang, for which the firm has committed an initial capital expenditure of ₱ 25 billion.

Given its prime location, Jugo said lot sizes will be sold at a minimum of ₱ 100 million each with cuts of no less than 750 square meters. The plan includes residential clusters, neighborhood retail, civic spaces, pocket parks, and an ultra-luxury village.

Signature Series is also forging a strategic partnership with a reputable high-end real estate developer to jointly develop its 6,000-square-meter prime property in one of Makati City’s upscale neighborhoods.

Over the next several years, Signature Series will break ground on exceptional residential enclaves in Parañaque, Pasay, Pasig, Taguig, Cebu, Cavite, Tagaytay, Batangas, and the City of Manila.

These landmark sites, drawn from SM’s unparalleled landbank, will redefine the premium primary residential experience through world-class master planning and a deep commitment to quality and enduring value.

For the Susana Heights project, Sy said they have tapped different consultants, Filipino and foreign designers, so it will appeal to both the domestic and international markets.

“In terms of design, we’re not just looking at what we want right now but how do you want to develop in the future…we will be looking for future value in terms of what makes it different from a regular SMDC (SM Development Corporation) or from our competitors.

“We are really bringing in an additional value for the long term. Our commitment is to be here for decades…we are going to be creating developments that are geared for future thinking, for how a family grows and for how lifestyles grow, but also how we can protect the investment for long term,” she explained.
